NEW HOUSE APPROVED IN GARDEN OF FAMILY HOME

DAP are proud to have recently secured planning permission for a new house in what was formerly a rear garden of a family home. The existing site, which had been subdivided previously, consisted of a martial arts training centre building or ‘dojo’ in a poor state of repair.

After first seeking pre-application advice from Brent Council, the team at DAP produced a scheme that took on board the points raised by the planners and submitted initially for a 3-bedroom house, which was, after some negotiation, reduced to a 2-bedroom house. Whilst the application was recommended for approval with an ‘excellent’ landscaping scheme, the fate of the case was decided by Brent Council’s Planning Committee in their December meeting and after some discussion including objections, a decision to approve the family home was made with 6 members voting in favour and 1 against.
Harman Sond, senior planner at DAP and project lead, stated that this was a positive result and a ‘sound’ planning decision by the local authority which demonstrated that there was still faith in the planning system for supporting schemes with good architectural integrity and environmental credentials that do not have any more of an impact than the existing situation. Sond, a former council planner himself noted that “Whilst it is accepted that back land development could be harmful, where you have a situation that is in fact being improved and the physical size of the proposal is no more than that of the existing building it makes sense to see the benefits being provided through the provision of a new high quality home and the rejuvenation of this part of a suburban street in Brent.”
Naturally the clients were pleased with the result and look forward to a happy and (hopefully) restful Christmas before DAP work to discharge the few pre-commencement conditions in the new year as part of the decision.
